Tell us what you are noticing. We will tell you what it is.

You do not need to know what a backwashing valve is to describe your own water. Find the sentence that sounds like your house.

Cl

It tastes and smells like a swimming pool.

WHAT IT USUALLY IS

Chlorine from municipal disinfection. It does its job at the plant, then arrives at your shower.

WHAT ACTUALLY FIXES IT

Activated-carbon filtration. Note that a softener alone will not fix this — filtering and softening are two separate jobs, and plenty of homes need both.

Ca

Spots on the dishes, film on the shower door.

WHAT IT USUALLY IS

Calcium and magnesium hardness. It shows up on city and well homes alike here, and the amount varies enough between neighborhoods that a number matters more than a guess.

WHAT ACTUALLY FIXES IT

A whole-home softener sized to your hardness number and how many people live in the house. Sizing is most of the job.

S

My water smells like rotten eggs.

WHAT IT USUALLY IS

Hydrogen sulfide — most often on a private well, and it can get worse in the hot months.

WHAT ACTUALLY FIXES IT

Oxidation and filtration sized to how much sulfur your test actually shows. Sometimes it turns out to be the water heater instead of the well, and that is a far cheaper fix. We will tell you either way.

Fe

There are orange stains in the tub and toilet.

WHAT IT USUALLY IS

Dissolved iron. It is common in Panhandle wells and it often shows up alongside sulfur.

WHAT ACTUALLY FIXES IT

An iron filtration stage ahead of the softener. Heavier iron needs oxidation and injection, which is a different package than a softener alone.

None of these quite fit — or more than one does? That is normal, and it is exactly what the water test is for. Cloudy water, gritty sediment, blue-green staining and a metallic taste all have their own causes. Book a free test, or text a photo of the stains, spotted glassware, or fixtures to (850) 788-8855. We will tell you what it likely is. No appointment needed.

It depends on what your test shows, and any number given before that is a guess. The price we quote is the price you pay.

No. Softening and filtering are two different jobs. A softener handles calcium and magnesium; chlorine needs activated carbon. Plenty of homes on city water need both, and anyone who tells you one unit does everything is selling, not testing.

Probably not. If the smell is only on the hot side, it is usually the anode rod in your water heater reacting with the water, not the well itself. That is a much cheaper fix and it does not need a treatment system. We will tell you that rather than sell you one.

It happens, and we will say so. What is more common around here is that the number comes back higher than people expected — hardness, iron and sulfur all show up regularly in this part of the Panhandle. Either way you get the reading in writing and you decide what to do with it.

Why city and well water both run hard

Groundwater across the Panhandle moves through limestone, and even Bay County city water comes from a spring-fed source. That is why hardness can show up on both. City water is disinfected before it reaches your home but can still carry hardness, sediment, and chlorine taste or odor. We test at the tap to see what your house actually has.

Why wells can show iron and sulfur together

On Panhandle wells, orange staining and rotten-egg smell often show up in the same test. They need different treatment stages, so we test first and size the system from the actual iron and sulfur readings.
